Roof Problems

The roof of your property and guttering must be kept in a good condition to enable your property to remain weatherproof.

Dilapidated porous roof tiles can lead to expensive repairs to the underlying roofing structure and any decorative finishes which will deteriorate rapidly in damp conditions. In addition wet porous tiles thermal efficient is  reduced to virtually nothing making your home more expensive to heat.

The problem with moss is that it is extremely absorbent retaining moisture keeping your roof wet accelerating the deterioration of the tiles in addition this water content freezes in the winter which can cause tile damage.

Through time the concrete securing ridge and hip tiles will fail.  This is generally caused by material fatigue and the elements.  Frost penetrates the concrete dislodging it from its bed which leaves the roof exposed to water ingress and the possibility of the wind removing the tile from the roof altogether.

Over time the elements will wear the surface protection from the tiles exposing them to water ingress.   This will lead to tiles crumbling,fracturing over winter periods, which will cause water penetration to the underlying roof structure.

The build up of moss over the years can damage the tiles their root systems have the ability to bore into the tiles.  Once established they allow the passage of water into the tile which causes shaling  due to frost. Mosses excrete acids, which attack the roof tiles further weakening the tiles and bleaching the colour.  Mosses  grow up under the laps and cause capillary attraction of rain water resulting in roof leaks. When the mosses become large they are dislodged by heavy rain, blocking gutters.
